EK were appointed by the share of freehold RMC and their prestigious Kensington-based managing agent to carry out several cost estimates for proposed remedial works options for an existing handsome Victorian villa, which suffered from sagging of the floors and cracking of walls brought about by age. Two structural remedial works options were proposed.
The property is prominently located in a terrace block in a sought-after street and comprises 16 flats over 5 floors. Each flat required a considered different scope of works which EK was tasked with creating and estimating, including removal and replacement of kitchens and bathrooms, walls and floors to allow access to install supporting steels and underpinning in the basement.
An additional cost option to remove and replace the floor joists to rectify the (sloping) levels was also provided. The project entailed EK leading intensive interaction with the residents and freehold directors, the managing agent, our own building surveyors, and the structural engineer to communicate the issues, the costs, variables and the remedies available in clear and concise terms. Decisions on the next steps are anticipated in April 2022.
